If you have any problems or maintenance issues:

Alternative contact numbers are also shown on your notice board. With the specific exception of the Emergency Services, (police, fire, ambulance etc), all issues must be reported to us first.

Appliance faults

Appliances provided include cookers, fridges, freezers, washing machines, driers, microwaves etc.

Please contact us if any appliance becomes faulty. Ensure you provide the make, model, serial number, and a description of the fault. Photographs may also be useful.

If the appliance is under guarantee or warranty, the landlord is obliged to instruct the manufacturer’s recommended service engineer. Similarly, some specialist appliances cannot be repaired by general domestic repairing agents, as spare parts are only available to recommended engineers.

Tenants are responsible for all costs incurred from hiring maintenance engineers not authorised by the landlord.

If the fault reported is your responsibility under the terms and conditions of the tenancy agreement (e.g. overloading, misuse, poor cleaning) you will be asked to settle the contractors account immediately after the repair is completed.

Emergency repairs

The Landlord recognises that, in some rare and particular circumstances, it maybe necessary for you as tenants to engage the services of a contractor outside of office hours.

Genuine emergency works only

Emergency repairs relate to matters arising, which maybe considered as dangerous to the tenants, those which may result in significant damage, or which may compromise the security of the property.

In the event that such problems may arise outside of normal office hours or you cannot contact the landlord, tenants would be expected to act in a REASONABLE MANNER to make the property and its installations safe.

The Landlord must stress that he will only accept responsibility for out of hours repairs in a genuine and clear emergency, which cannot wait until the next working day. The Landlord reserves the right to challenge any unsubstantiated call outs and the associated costs incurred.

Roof leaks

If you find stains on your bedroom ceiling or water coming in please contact us immediately.

Please note that it may take several weeks from the time the problem has been ascertained to actually having it repaired. Usually scaffolding will have to be booked in and erected and then the roofer will need to book in a time when he is available to complete the work.

Winter months can be busy so patience is needed!
