Moving in

Each property has a key safe outside. Before your moving-in date, the Landlord will email you with a code for the key safe for the first person to use. One key for the house is placed in the key safe and the others will be left in the house for the first person to distribute to other tenants.

A welcome pack will be left on the kitchen table. It includes:

  • The house keys.
  • The property inventory/schedule of Condition. Please check and confirm this is correct within 7 days of the contract start date otherwise the inventory will deemed to be correct.

The landlord and the Inventory clerk will take meter readings on the contract start date. Please ensure you read the meters as soon as you move in. The locations of meters are noted on the house plan on the notice board.

Immediate steps

Ensure you contact all utility companies straight away. Please refer to the gas, electricity, and water pages for further information. Broadband can take several weeks to connect.

The mains water may be switched off so locate mains stopcock which is usually outside in pavement and turn on.

If an appliance is not working it maybe that it is unplugged or switched off.

Switch on your boiler for hot water. Economy 7 water heaters can take 24 hours to heat so ensure they are switched on immediately.

Properties may have been vacant for a few weeks, so we advise you run the hot and cold water on all outlets for at least two minutes to flush the water systems.

Notice board

The notice board in the communal area shows notices for your benefit. Please do not remove or obstruct notices from the Landlord. Notices may also be found in bedrooms, bathrooms, and toilets.

House plan

Please ensure you familiarise yourself with the plan of the house on the notice board. The map shows the location of:

  • the stopcock to switch off water in an emergency
  • the gas, electric, and water meters
  • the fire blanket, and
  • other relevant items.

Blu-tak and white-tak

One of the most common charges levied against deposits is for redecoration of walls where blu-tak, white-tak, sellotape, or drawing pins have been used to put up posters etc. This causes damage to the walls beyond fair wear and tear.
