The Landlord advises:
- tenant’s to have their post redirected by the post office.
- wireless routers are returned to broadband providers (they may charge otherwise).
- all personal belongings are removed. ANYTHING LEFT WILL BE REMOVED AT THE TENANT’S COST.
- all items in the inventory are moved to their original positions.
- broken items are replaced (espares.co.uk).
- all bins are put for collection. DO NOT LEAVE RUBBISH IN THE GARDEN – IT WILL NOT BE COLLECTED.
- you replace any missing or lost bins.
- you cancel all Devon City Council parking permits so they are available for new tenants.
- all light bulbs are checked and replaced as necessary.
- meter readings are given to utility companies and copies are passed to the landlord.
- broken or damaged furniture is replaced.
- mattress protectors are washed and replaced on beds. Soiled protectors should be replaced with new.
- gardens are cleaned, weeded, and cut.
- if windows are dirty, call a cleaner to clean windows internally and externally.
- curtains and blinds are hanging correctly.
- all doors, windows, and garden gates are locked.
- missing keys are replaced.
- bedroom door keys are left in the doors.
- front door and other keys are returned to the landlord.
- water is turned off at the stopcock.
- a list of maintenance issues is given to the landlord.
The property must be handed back to the Landlord at the end of the tenancy in a clean and undamaged state.
Professional cleaning
The property was professionally cleaned before you moved in. If you are unable to clean the property to this standard, we advise you to book a cleaning company. Do this several months in advance: they are busy when the university year ends and increase their prices! The Landlord can arrange cleaners for you if necessary.
Please refer to the cleaning guide. Pass this to professional cleaners and request a full “end of tenancy clean”.
Most cleaning companies request payment in advance and we suggest you use a credit card for additional consumer protection. Once they have finished, ask the Landlord to inspect the property to check it has been completed to the standard required before you confirm you are happy with their service. This is for your protection: additional charges may be charged to tenants if the property is not adequately cleaned.
Deposit return
Your deposit will be returned to the lead tenant quickly without deductions if:
- the property is cleaned and left in the same condition as when you moved in.
- you remove all personal possessions. Nothing can be stored at the property over the summer period after the contract has ended as maintenance and cleaning work is completed.
- the Inventory Clerk confirms all items including keys are in-place.
- you send the Landlord copies of your final fully-paid utility bills.
- you send the Landlord a copy of your Council Tax Exemption Certificate.
A checkout report will be prepared for you.
